The place itself is ok, relatively new and the put a bit of love in. Good for families, as there are no separate rooms, only platforms. Walk to center about 20 minutes (adult speed). Next bar / cafe about 5 mins at Piazza della Repubblica. There is a good place to eat the famous Fiorentina about 6-7mins walk away (Perseus), that practically all locals in town know. That is the best feature!
The place is right next to a busy train track. Expect trains every few minutes, that make the building shake slightly. If you are a sensitive sleeper forget about it. The walls to the neighbouring apartments are thin. Far from Hotel standard. Expect to hear your neighbours if the arrive later then you and in a good mood. The neighbourhood itself is middle-class residential and quiet. Not much going on, even though we stayed during friday and saturday night. Pharmacy 200m.
When we came the guy who brought the keys and took the cleaning money was 45 minutes (!) late, even though they send 3 sms and an e-mail about our arrival time which we answered. Appearently "someone else was late". There is no reception desk nearby.
We paid 80 Euro a night - probably because of low season and booking. For that it is good.
