Excellent service from staff. The hotel was very communicative, wanting to know my arrival time and giving me directions for how to get to the hotel. I forgot my electrical outlet adapter for American plugs and they had one available for me to borrow for free. It is like most hotels in Venice - an old building, but they keep it clean, air conditioning was set at 76 F, housekeeping came in everyday to tidy things up. The breakfast is a great value - they provide scrambled eggs, hot bacon, plus a wide assortment of cereals, pastries, fruits, juices, and coffee. Breakfast only costs 10 euros, but you have to remember to tell them the day before if you are going to have breakfast (a small hassle). The location is ideal - very quiet at night, a 2-minute walk to the Salute vaporetto stop; or maybe a 5-minute walk to Ponte dell'Accademia. The staff speak English and are very friendly. I would definitely stay at this hotel again.
